In spite of the gloom and doom of the national news media for the last few
months the real estate situation in the Chattanooga area isn't as bad as they
would lead you to believe. As a matter of fact, it's pretty good!
The market, in our area, doesn't follow the bigger cities. The bigger cities
see big appreciation rates over a year which we do not get, but, when they
have these dramatic downturns in values we do not see those either!
Also, on May 22nd I could help you find a great mortgage rate around 5.75%
(Rates do change daily, sometimes hourly, but I can help you find a good rate),
with your good credit history and an 95/05 loan on a 30 yr. mortgage. NOT an ARM
So things aren't as bad as the media would lead you to believe.

    New Information effecting FHA and VA Mortgages:
Effective January 1, 2006, FHA has announced an increase in single-family home mortgage
limits, almost $50,000 more than last year, (2005). The loan limits for two-four unit dwellings also increased. The following are the new loan limits for Hamilton (Chattanooga), Marion and Sequatchie Counties, and surrounding areas:
One-Family       $200,160
Two-Family       $256,248 (This could be of special interest to VETS!)
